Real Estate Videos: What Actually Pays Off for Agents

The short answer: Two types of video are useful for estate agents: property videos that sell individual homes, and personal brand content that builds the agent's own profile. A property video sells a house. Content about the agent can help sell future properties, because owners approach someone they already know from Instagram. Most agents invest only in the first. The longer-term opportunity lies in the second.

What does a property video add beyond photos?

Video answers a question photos can't: what does it feel like to walk through the property? A guided camera tour can show the layout, light and proportions in 60 to 90 seconds. This helps generate better-informed enquiries. Someone who requests a viewing after watching the video has already had a first look around. For the seller, there is another benefit: an agent who produces professional videos can make a stronger case for the next exclusive listing.

When is drone footage worthwhile, and what is permitted?

Drone footage is useful for properties where location and land matter: houses with gardens, apartment buildings, commercial properties and plots. A shot that shows the setting, neighbourhood and connections in five seconds can replace several paragraphs in a listing.

In Germany, drone pilots may need an EU certificate of competency, depending on the drone. Rules apply to residential properties, restricted airspace and data protection. Neighbours and passers-by must not be filmed in an identifiable way. When hiring an agency, ask whether they have the relevant certification and drone liability insurance.

Note: This article is not legal advice. The applicable European and German rules on drone flights and data protection are authoritative.

Why can the agent be a stronger video subject than the properties?

Because property content loses relevance once a home is sold, while content about the agent remains useful. An agent who regularly makes short videos can build an audience of people who may buy or sell in the coming years. When the time comes, they may call the agent they have followed for a year rather than someone they found on a property portal. In a business built on exclusive listings, that familiarity can make a difference.

Which social media video formats work for estate agents?

Market updates: ‘What is my house in this city worth in 2026?’ answers one of the questions many owners ask most often.

Property tours as Reels: short, vertical and subtitled. They can also serve as teasers for the full video in the listing.

Question-and-answer formats: bidding processes, energy certificates or buyer's fees. Each answer can become a separate video.

Behind the scenes: viewing days and handovers, with the participants' consent. These help people get to know you.

Film it yourselves or hire a production team?

For Instagram Stories and quick updates, use your phone. A personal connection matters more than polish. For higher-priced property videos and drone footage, hire a production team. Shaky footage of a premium home undermines the quality you promised when winning the listing. A practical mix for many agents is to film everyday content themselves and use professionals for their showcase work.
